The planned per-property dataset
We plan to extend the index down to the level of the individual dwelling: a per-property dataset combining a compliance-risk view — how far each home sits below EPC band C and its exposure to standards such as the Minimum Energy Efficiency Standard (MEES) for the private rented sector — with a retrofit-cost view, the modelled cost of bringing that specific home up to band C using the same documented per-band-gap cost model that powers the public index.
- Compliance risk per property — current band, the band-C gap, and PRS / MEES exposure flags.
- Modelled retrofit cost per property — the estimated investment to reach band C, labelled as a modelled estimate rather than a quotation.
- Portfolio rollups — the same figures aggregated across a landlord, lender, or local-authority portfolio.
The planned API
Alongside the dataset we plan a developer API for professional users — lenders, landlords and managing agents, retrofit installers, surveyors, and local authorities — to query compliance risk and modelled retrofit cost for a property or a portfolio programmatically, and to integrate those figures into their own underwriting, asset-management, and planning workflows. Expect authenticated endpoints, bulk lookups, and the same transparent, documented methodology as the public index.
